5When and how do I receive the rent?

Payment of your rent is made by us to a Bank of the European Union and after we withhold the management fees. The settlement of each month takes place in the first 5 working days of the current month and your money is deposited in an account that you have indicated to us. Also, through your personal portal, you see at any time the profits of your real estate, with transparency.

6How will I know when and to whom my property will be rented?

We provide complete transparency of the management of your property. The property owners who choose to work with us, have full access to the owner’s portal and therefore to the rental calendar of the property, so that at any time they are informed about the profile of the visitors.

7What if I want to terminate our partnership?

You can cancel the management service whenever you wish, as long as you first contact us to undertake all the necessary procedures.

8Can I set my own rules on my property?

Of course! Let us know your rules and after we discuss them, we will post them on your property profile.

9Can I choose to rent only certain areas of the property?

Of course. If this is clearly stated in the description of the property to be rented and since the use of other non-rented spaces does not directly affect the occupants, then you inform us of your wishes and we follow faithfully.

10Can I choose only one of the stages and not the rest?

In case your property does not need a stage such as renovation or photography, then we normally undertake the remaining stages without any restrictions.

11What is the legal and tax framework for short-term leasing?

Basic points:

  • Every property that operates on electronic platforms such as Airbnb must be registered in the Short Term Residence Property Register and get the so-called AMA number, which will be publicly listed on the online platforms.
  • The registration in the Register must be done by the person (individual or company) who is considered the Property Manager. If he is not the landlord, then there must be a tenancy between the landlord and the other person. If you cooperate with us in the management, we will enter into a lease that while it will allow us to maintain the ratio of income percentages (75% - 25%), at the same time will allow our company to register the property in the Register and you will get rid of the responsibility and operation of these procedures.
  • The Property Manager must register in the Register the stays made on the property (until the 20th of the month following the day of departure).
  • There are no restrictions on the days that a property can operate (eg 90 days), on the annual income that the owner can receive (eg 12,000 euros) or on the properties that he can dispose of (2 properties). These measures were suspended in 2017 and were virtually never implemented.
  • Income from short-term leases is taxed just like those from long-term (up to 12,000 to 15%, from 12,000 to 35,000 to 35% and from 35,000 and up to 45%).

There is no special approval or license from EOT or any other service that a landlord must get to start a short-term lease. His only obligation is to register in the Register or to assign (through lease) to another person who will register in the Record.
